Description 

This is a multi-lot framework agreement for multi-disciplinary contractors to undertake refurbishment, renovation and repair of untenanted dwellings as directed by the Client. The scope of building services required may include, but is not limited to, the following services:

1. Brickwork
2. Carpentry And Joinery
3. Cleaning And Clearance
4. Disabled Adaptations And Minor Works
5. Drainage
6. Electrical
7. Fencing And Gates
8. Foundations including underpinning
9. Glazing
10. Groundworks including external works
11. Heating, Gas Appliances And Installations
12. Masonry
13. Painting And Decorating
14. Plasterwork And Other Finishes
15. Plumbing
16. Roofing
17. Specialist Treatments including damp proofing and timber treatments
18. Wall And Floor Tile And Sheet Finishes
19. Energy Performance Certificates
20. Type 2 and Type 3 Asbestos Surveys and Asbestos Removal (building and property owners will be responsible for asbestos surveys).

The specification of workmanship and materials for these building services is as defined in the M3NHF Schedule Of Rates – Responsive Maintenance And Void Property Works – Version 7 – Specification Works comprise both labour and the supply of materials.

It is envisaged that the scope of works or building services for Lots 1 – 3 may include any combination of the services listed above, for example:

Lot 1 Minor refurbishment works such as Cleaning And Clearance, Painting And Decorating, Plasterwork And Other Finishes and Wall And Floor Tile And Sheet Finishes only to a small number of dwellings between 2nr to 5nr individual properties. Or Extensive refurbishment, renovation and repair including the majority of the services listed in 1 – 20 above to single dwelling.

Lot 2 Minor refurbishment works such as Cleaning And Clearance, Painting And Decorating, Plasterwork And Other Finishes and Wall And Floor Tile And Sheet Finishes only to a larger number of dwellings between 5nr to 20nr individual properties. Or Extensive refurbishment, renovation and repair including the majority of the services listed in 1 – 20 above to small number of dwellings between 2nr to 5nr individual properties.

Lot 3 Any combination of works as described above for Lot 1 and lot 2 but to any number of multiple dwellings of varying condition and varying required scope of works or building services to each individual property.
